ACCESS TO THE PROPERTY 1. The property is approached via an upward sloping drive and is accessed through electrically operated gates. Guests can ring ahead and we will open the gates before you arrive. Alternatively there is an intercom device on the right hand gate pillar. Guest are provided with a key fob to operate the gates. 2. There is secure parking for up to 8 cars on the drive. 3. The house is entered through an open porch followed by an enclosed porch. 4. There is a 10cm (4”) threshold step into the open porch and another 10cm (4”) step through a 76cm (30”) clearance door into the main porch. 5. Entering the house there is a 10cm (4”) threshold step through the front door which has 76cm (3o”) clearance. GROUND FLOOR FAMILY ROOM 1. The ground floor bedroom / family room is accessed off the main hallway – through a 69cm (27”) clearance door. Bedroom facilities include freeview TV, remote colour TV, hairdryer, cordless kettle, tea and coffee, biscuits, reading materials, futon sofa / sofa bed, etc. 2. The private bathroom is accessed by a 69cm (27”) clearance door located immediately adjacent to the bedroom door. The bathroom has a bath (53cm / 21” high) with a wall mounted gripper rail and a flexible shower nozzle. There is a separate shower with twin corner sliding doors providing 43cm / 17” access into shower basin. There is a 25cm (10”) step up into the shower. A fold down seat and wall mounted gripper rail is also provided. 3. Both the bedroom and bathroom doors are lockable from the inside and outside. UPSTAIRS DOUBLE BEDROOM 1. The upstairs guest bedroom / double room is accessed by a 14 step, carpeted, 102cm (40”) wide oak staircase with hand banister. The room is situated immediately at the top of the stairs. It has a small inner hall measuring 1.2m (4’) x 0.9m (3’) accessed through a 64cm (25”) clearance folding door. 2. The bedroom is accessed through a 69cm (27”) clearance door. Bedroom facilities include freeview TV, remote colour TV, hairdryer, cordless kettle, tea and coffee, biscuits, reading materials, chair, etc. 3. The en-suite comprises shower, W.C. and wash basin. It is accessed via a 53cm (21”) clearance door. The shower is entered through twin corner sliding doors providing 43cm (17”) access when opened. 4. Both the bedroom and en-suite doors are lockable from the inside & outside. BREAKFAST ROOM & GARDEN ROOM 1. The main breakfast room is situated on the ground floor off the entrance hallway, through the kitchen. Access is through the 69cm (27”) clearance kitchen door and the 69cm (27”) clearance breakfast room door. 2. We also have an additional dining room and garden / sun room – accessed from the main hallway on the ground floor. Access to the dining room is through a 69cm (27”) clearance door. There is a 13cm (5”) step down into the garden / sun room from the dining room. 3. Our gardens are on a single level and can be accessed from both sides of the house. The walkway around the house is flat and mostly slabbed. GENERAL 1. All rooms are well lit and bedside lamps are provided. The decor is good and is colour contrasting. 2. Doors are lever handle operated. Locks are standard key operated. 3. Medicines can be refrigerated if required. 4. Guide dogs will be welcomed, by prior arrangement. |
